Tapping Sounds

One issue we run into a lot is the mysterious tapping sounds whenever a fixture is running water. This sound usually indicates that there is a water leak either in the ceiling or in the wall. Typically this will show up as a water stain near the source of the leak. Sometimes this sound is related to the thermal expansion of drain lines from cold or hot water running through it. When unsure if this sound is leak related or thermal expansion related, then a simple DIY test can be done. Run hot water from the faucet that is creating the tapping sound. If the problem is thermal expansion related then you will eventually hear the tapping sound stop. Once the drain line reaches the full expanded position, then it will no longer make noise. These tapping sounds occur when the drain line is touching a wood member of the house. During the pipe expansion/contraction, at each shift moment, a sound is made from the pipe rubbing against the wood. The only solution to this is to open up drywall and insulate all points of contact. We can help should you need further investigation. DIY Plumbing Leak Repairs If you notice plumbing leaks on a shut off valve right where the handle stem goes into the valve body, then simply tightening the “Packing Nut” (which is the hexed nut it passes through just before going into the valve body) can stop this type of leak. Always make sure to back up your wrench to prevent other problems from occurring. You will want to turn this packing nut clockwise in order to tighten and prevent further leaking. If you are unable to tighten further or the plumbing leak gets worse then replacement becomes the only option. When Toilets Run

Are your toilets running? Now that is a question that just cries out for a punch line. When this becomes pertinent to your home or place of business it’s no laughing matter. Leaking toilets can cause high water bills and even physical property damage. Should this occur, it will be tears of sadness and not laughter from a joke that you’d be experiencing. High Water Bill? Believe it or not, running toilets can double a water bill. I’m not even talking full blown constant flushing. That would be an obvious waste, no pun intended. Even a small constant running of water that can barely be heard and hardly even seen. This leak would be an invisible leak where the water just constantly goes down the drain. If you listen carefully to the toilet tank, then you will more than likely hear a slight hissing sound. This indicates the fill valve is slowly allowing water to pass through it. The water in the tank would then “overflow” into the top of the flush valve. That is the piece in the center of the toilets tank. Water would go directly into the bowl and then into the house drain. A visible sign of this would be looking into the toilet bowl to see if any water waves are present. These waves could be extremely small and hard to locate. If present, would show a definite leak from the toilets tank to the bowl. Other possible reasons would be a bad flapper or a bad flush valve gasket. That seals the flush valve to the inside of the tank. If this were happening, then the noticeable issue would be hearing the toilet occasionally refilling itself when not in use. DIY Testing for Toilets A good DIY test for homeowners is adding food coloring to the toilets tank. If the color shows up in the bowl without flushing, then there is a leak present. First thing we would recommend is replacing the flapper. As a matter of practice, we would recommend replacing the flapper, fill valve and supply line. This helps to prevent possible leaks from the working on older toilet parts. If the flush valve gasket is the issue, then a complete tank rebuild would be the suggested remedy. This requires removing the tank from the bowl and replacing all the parts inside the tank. A toilet that has water constantly running through it can also cause wear and tear on the wax ring. This seals the toilet to the drain connection on the floor. A leak here could show up as a ceiling leak on the level below. Pulling and resetting the toilet with a new wax ring then becomes another added cost. It is important, that when even working on a toilet, you have a licensed and insured professional plumber out. Manufacturers (like Rheem, Bradford White, State and AO Smith) recommend flushing the heater yearly. Water heater maintenance like this helps reduce the sediment accumulation and calcification build up on the inside of the tank. All water heaters (Natural Gas, Propane and Electric) accumulate sediment/calcification over the years. Proper maintenance will increase the longevity of your water heater. It will also help to maintain its normal parameters of operation and efficiency. Yearly flushing allows the sediment and calcification particles to pass through the drain since they are still small. We offer a yearly maintenance protection plan where we flush the heater with a plumbing inspection. We also offer 10% off all future service work after being signed up. Over the years of no maintenance, this sediment and calcification can begin to solidify. This can make it very difficult or nearly impossible to drain when needed. Also, when not refilled properly, it can send particles through the waterlines of the home clogging fixtures. This build up (when not treated) begins to take up volume inside your heater as well. This creates an insulated layer of sediment between the burner and/or element decreasing the heating capacity/efficiency. This reduces the amount of hot water that can be produced as well. Troubleshooting Your Garbage Disposal

Troubleshooting your garbage disposal can save you time and money. Disposals are a great commodity when washing dishes. However, some people are so confident in their disposal, that they use it as a trash can for uneaten food. Not a good idea! The issue isn’t necessarily that the disposal can’t handle it, but rather the drains can’t. Putting plates of rice, noodles, egg shells or leafy items through the disposal can cause clogs. Each of these items has a tendency to stick and create clogs. Especially if enormous amounts are thrown down the disposal at once. All left over uneaten food should be thrown away in the trash can The garbage disposal should be used solely for the residue and items stuck to the plate. What happens when you turn your disposal on and it just hums? This means the disposal is jammed. Most disposals come with an disposer key to easily help fix this issue. An allen wrench works too, as long as you have the right size. If you don’t have the proper wrench, a disposer key can be purchased at most home improvement stores. On the bottom of the disposal in the exact center is a hole for this wrench to fit into. This will allow you to manually turn the disposal blades. Sometimes a little elbow grease is required to move the wrench back and forth until it moves freely. Running a little water at the same time can help free the blades. After freeing the blades, turn the water on and then the power and watch it work. If the problem of jamming persists then chances are you need a new disposal. What happens when theres no sound? There are two possibilities when this happens. Either the internal breaker has tripped or the wall switch that sends power to the disposal is bad. On the bottom of the disposal near the outside rim is a reset button for the internal breaker. If you press this button and it clicks, then unjam the disposal as described above. Run the water and turn the disposal back on. If no click happens, then the problem may be the wall switch or bad motor. At this point you may need to call an electrician or install a new disposal. Remember to not overwork or cause unnecessary strain to your garbage disposal to avoid potential issues and clogs. Make sure you have a towel or cup to collect any water that may come out. This is an important step as it allows air into the water lines to let the water drain out completely.
